Wilsonville Concrete for Planned Neighborhoods
Wilsonville sits on the north bank of the Willamette River at the south end of the metro, and much of it was built as planned communities. When owners look for concrete contractors in Wilsonville, they often live in one of those: Charbonneau south of the river, Villebois on the former Dammasch State Hospital grounds, or the newer Frog Pond area. The city had 1,001 residents in 1970, 13,991 in 2000 and 26,664 in 2020, with 11,128 housing units.
Different neighborhoods, different ages
Charbonneau began development around 1970 and was annexed in 1971, so its concrete is now more than 50 years old in places. Driveways, walks and patios there often need replacement rather than patching. Dammasch State Hospital opened in 1961 and closed in 1995, and its site became Villebois, a mainly residential planned community. Concrete there is younger, and the work is more often patio extensions, new walks and decorative finishes. Frog Pond is newer still, and a primary school of the same name was planned for Boeckman Road to serve it.
Wilsonville's growth was not always smooth. In 1998 the city had to suspend new development for lack of a long-term water supply, until a water treatment plant on the Willamette opened in 2002. That pause is one reason the city's housing comes in distinct waves.
Sidewalk repair and the city's reimbursement program
Wilsonville Code Section 2.220 makes the adjacent property owner responsible for maintaining and repairing their sidewalk. Because street tree roots often cause the damage, the city runs a Sidewalk Repair Reimbursement Program for residential properties. It covers half of the lowest bid or the invoiced amount, whichever is less, up to a cap, and a smaller share for grinding or patching. Approval must come before work starts, the application needs three competitive bids, and work must finish within 90 days of approval. Owners also need a right-of-way permit and must meet city construction standards.
We are glad to provide one of those bids, describe the work in a way that matches the application, and pull the permit once you are approved.
Planning around HOAs
Villebois, Charbonneau and many of Wilsonville's other planned neighborhoods are known for consistent streetscapes. If your neighborhood has an association with rules on driveway width, patio placement, finishes or colors, send us the guidelines before the estimate. We will design within them and give you the drawing and material details you need for any approval.
Rain and river
Most of Wilsonville's 42.62 inches of annual precipitation falls from November through March, and the city recorded 116 degrees on June 28, 2021. We plan drainage for the wet months and careful curing for summer heat.

Wilsonville Questions
Can I get reimbursed for sidewalk repair in Wilsonville?
Residential owners can apply to the city's Sidewalk Repair Reimbursement Program, which covers half the cost up to a cap. You must apply with three bids and be approved before work starts.
Do I need a permit to fix my sidewalk in Wilsonville?
Yes. The city requires a right-of-way permit for sidewalk repair, and the work has to meet city construction standards.
My Charbonneau driveway is original. Should I replace it?
Concrete that old often has settled panels and worn surfaces. If the base has failed, a full replacement is usually the better long-term choice; we check on site.
Will you give me a written bid for the city reimbursement application?
Yes. Our written estimate describes the panels, the work and the scope clearly, so it can go in with the other bids the program asks for.
